There's no single mandated frequency in WA, but most property management agencies recommend an annual compliance check. This keeps your documentation current, ensures safety switches and smoke alarms are tested in line with legislation, and provides defensible records in the event of a tenancy dispute or insurance claim.
Main earth testing is required under AS/NZS 3000 (the Wiring Rules) to ensure the earthing system is functioning correctly. While it may not have a specific annual mandate, it forms part of the overall electrical safety compliance for a property and is critical for insurance purposes. A faulty main earth is one of the most serious electrical safety risks in a building.
Under WA's Electrical Requirements for Rental Properties, all rental properties must have safety switches (RCDs) installed on power point and lighting circuits. Landlords are responsible for ensuring compliance. Properties that don't meet this requirement expose landlords to significant legal and financial liability, and property managers to professional liability as well.
From 2023, all rental properties in WA must have photoelectric smoke alarms installed on every storey, within 3 metres of every bedroom door, and in other specified areas. Older ionisation-type alarms do not meet the new requirements. We test and replace alarms as part of every compliance inspection, and issue a certification confirming the property meets current legislation.
