As of 7 December 2021, all residential dwellings must have compliant smoke alarms installed. Homes being sold, rented, or made available for hire must have mains-powered alarms with battery backup. All residential dwellings must comply by 2027. Only a licensed electrical contractor can install mains-powered alarms.

Critical Point: The regulatory change date was 7 December 2021, NOT 2022. This is when WA's smoke alarm requirements became significantly stricter.

Type of Smoke Alarms Required

AS 3786:2014 Compliance

All smoke alarms must comply with AS 3786:2014 and must NOT contain an ionisation sensor. In practice, this means photoelectric alarms are required. Ionisation alarms are banned because they're slower to detect smouldering fires, which cause most residential deaths.

Mains-Powered vs Battery-Only

For homes being sold, rented, or hired: mains-powered with battery backup is required. Exception: battery-only is permitted only where no ceiling space exists to run wiring (e.g., concrete ceilings, flat roofs with no cavity). For existing dwellings not being sold/rented, battery alarms remain acceptable, though upgrading to mains-powered is safer.

When Interconnection is Required

Interconnection is REQUIRED ONLY for dwellings built on building permits made AFTER 1 May 2015. These alarms trigger simultaneously when one detects smoke, alerting occupants throughout the dwelling. This is essential for safety in larger homes.

When Interconnection is NOT Required
